THE EFFECTS OF COVID-19 PANDEMIC AND STRATEGIES IN MANAGING HIGH RISE RESIDENTIAL BUILDING
Abstract
The planning development of property has transformed from horizontal design to vertical design due to the increment of population size and scarcity of land. High-rise residential building has optimized the space of land especially in the high-density area. During the COVID-19 outbreak, property managers face new challenges in completing their task especially in collecting maintenance fees from the property owner. Besides, one of the issues faced by management bodies are difficulty in performing maintenance works. Due to the strict standard operating procedure (SOP), the maintenance works need comprehensive planning and schedule. While, some facilities provided within the high-rise residential building are prohibited to use, then the property owner refuse to pay the maintenance fees to the property manager. This study sought to identify the effects of pandemic to property management practices in strata residential buildings and followed by the strategies of property managers in managing high-rise property during pandemic. The methods in data collection are based on quantitative analysis by conducting questionnaire survey. Frequency analysis and Relative Importance Index (RII) analysis are adopted to achieve the objectives. This paper revealed the effect of pandemic to property management practices and the best actions to ensure the residents and associates are safe from the COVID-19 virus. As the results, the most effective strategies in dealing with the issues are frequent cleaning and disinfecting contact surfaces in the building especially common areas and high exposed areas. This research contributes to the property managers, property owners, Commissioner of Building (COB), and to the body of knowledge.
